Our design schedule typically consists of three primary stages: schematic design, design development, and construction documents. During the Design Development Phase, extensive cost/benefit analyses are conducted on selected systems (such as brick versus glazing, hydronic loop versus electric heat, wood versus steel, etc.).
In the construction document phase, systems are sized and specified, ensuring alignment with the owner on the precise aesthetics and connections of each fixture and device detailed in the construction documents. At each step of the process, we review the status of the project to verify we will be able to stay on track for our timelines.

Our ongoing partnership with Boy Scouts of America has resulted in the build of a 2,300 square foot building for merit badge courses, 4,050 square feet of Invention Lab space to encourage technology and innovation among youth, drip-field septic system and dosing tanks designed for the entire reservation and a large viewing deck overlooking Lake of the Ozarks.

We use a thorough pre-qualification process before inviting bids, evaluating criteria such as safety, insurance, financial references, and overall suitability for the job. This ensures that only qualified bidders participate, guaranteeing competitive pricing for our clients. Before project awards, our construction team carefully evaluates subcontractors’ schedules and manpower capabilities to ensure they can meet project deadlines effectively.
At any point, if the project budget is exceeded, we have the capability of performing value engineering exercises to keep the project budget on track. Using comparison projects and database costs, we like to establish a conceptual budget at the time a conceptual floorplan and conceptual site plan has been prepared; this sets early expectations for a projects overall cost.
At the end of design development, we prepare a detailed control budget that itemizes the projects costs by trade package. This ensures the project is still on budget, as well as gives the project team the ability to release early bid packages or long lead materials. It also helps the project team focus on where a project might be experiencing “scope creep,” and value can be optimized.
